How it works

Finding out your ancestor owned land is one thing. Understanding what happened to it is another. The Land Archive follows a structured research process to get you from question to documented answer— with full transparency every step of the way. 



1. SUBMIT PROPERTY INQUIRY

Begin by completing the Property Inquiry form. You will provide basic details including the property location, known ancestor names, approximate years of ownership, and any documents currently in your possession.


This information allows us to determine research scope and appropriate dossier classification.




2. SCOPE REVIEW & TIER PLACEMENT

Each inquiry is carefully reviewed to determine the appropriate Land History Dossier tier based on record complexity and archival depth required.


You will receive a written confirmation outlining:


• Recommended dossier tier
• Final flat fee within the published pricing range
• Estimated research timeline




3. ENGAGEMENT AGREEMENT & DEPOSIT

Upon confirmation, a formal engagement agreement is issued.


A 50% deposit is required to initiate research. Research timelines begin once the signed agreement and deposit are received.




4. ARCHIVAL RESEARCH & RECONSTRUCTION

Research is conducted using publicly accessible records, including deed books, probate filings, tax records, land patents, and related archival materials.


Ownership transitions are reconstructed chronologically and organized into a structured documentation framework.




5. DELIVERY OF LAND HISTORY DOSSIER

Upon completion, the finalized Land History Dossier is delivered in digital format.

The remaining balance is due prior to delivery.


Each dossier includes documented record copies, ownership timeline reconstruction, and a structured executive summary.
